Sale and Purchase of Houses

  1. I. THE FOLLOWING IS REQUIRED FOR A BUYER TO LOOK FORWARD WHILE BUYING A HOUSE:-
  2. Title should be separated.
  3. You should receive a photocopy of the title.
  4. Similarly a photocopy of the ff should be received; the current and the assessment rent receipt.
  5. The deal between you and the owner of the house should be in writing.
  6. An evidence is required if the apartment you are about to rent has no title.
  7. The SPA form the 1st owner is always required and if the house is in 2nd or 3rd hand the previous owners SPA is required forHire Purchase of Housesthe deal to commence. This is to make sure that the house or apartment sold to you is actually owned by the person signing the deal with you.

II. RELEVANT INFORMATION

  1. When you owe a house there are many charges applied with the house the tax, different bills and payments, so before buying the house make sure that the previous owner has paid all the due payments so that you can open up a new account or else after deal if he disappears with lots of due payments then you suffer.

III. HOUSING SCHEMES DEVELOPED BY PDC etc…

  1. The SPA given to you should be registered to a specific time and by a company.
  2. The title of the house should be restricted and it should be readable from the title search, it is not possible to charge or transfer without the consent of the state.
  3. This application will take a few months to be approved.

IV. THE SIGNING OF THE DOCUMENTS…

1) An agreement showing the sale and purchase done.

2) A form that needs to be submitted by the buyer and seller showing that this property now belongs to xyz so that any kinds of problems please contact him/her.

3) A form which consists of the stamp duty.

4) If the title is not issued than there is a Deed of Assignment that needs to be signed by both owner and the buyer.
